- The home shows defects like roof leaks, piping leaks, and HVAC control boards fail.
- Moisture barrier missing and slab gaps let wind in.
Received a phone call apology but nothing else they can do since it's already in repair by contractor I hired. Not willing to reimburse any of the cost of repairs.
many of these and more can be found by the first year and 'fixed,' a few will be assigned to warranty. Too many poor quality work issues will be found AFTER a warranty period, and you will have to pay big time to get them fixed. Recommend paying VERY close attention to the quality of your build manager; most do not do a good job or follow up with the workers. The majority of workers do not speak English.
If you can't afford to pay a 3rd party for your detailed inspection before taking ownership... do not buy here.

- Pulte did not honor the warranty; initial odor was fixed.
- IAQ found two foundation openings and repaired them and Pulte refused reimbursement.
Steer clear. They do not respond.
No further response from Pulte.
A few months later, we began experiencing a strong odor coming from the walls in our front room. After multiple work orders and considerable frustration, Pulte eventually contacted Indoor Air Quality Solutions, who quickly identified the issue, and Pulte corrected it.
Several months later, during heavy rains, a strong sewer odor filled our kitchen pantry. We again contacted Pulte, and their subcontractors visited several times but were unable to locate the problem. They ultimately informed us that they had gone above and beyond in their investigation, could not find the source, and would not continue further effortsstating the smell was normal ground gases.
Because the odor was unbearable and unresolved, we hired Indoor Air Quality Solutions.
Before proceeding, they attempted to coordinate with Pulte but were told the same thingthat Pulte would not provide additional assistance.
Within an hour on site, Indoor Air Quality Solutions identified the problem and found two foundation openings behind the wall, which they repaired.
When we submitted the invoice to Pulte for reimbursement, they refused, stating we had not contacted them firstdespite their earlier written statement saying they would not conduct any further investigation. They provided the same response to Indoor Air Quality Solutions when contacted.
This was a clear structural defect discovered within the 12 month warranty period, yet Pulte declined to address or repair it.

At that time, our sales representative assured us that VIP members would receive the best possible pricing on homes, including a $25,000 incentive package. We were so pleased with this offer that we decided to purchase our home right away. Since then, we've been very disappointed to learn that non-VIP buyers are now being offered $80,000 pool packages when purchasing a home in Del Webb River Reserve. This is particularly frustrating, as we were specifically told that waiting would result in higher home prices and the loss of our $25,000 incentive package.
We feel misled and frustrated, especially given Del Webb's strong reputation for integrity and customer care. We would sincerely appreciate an explanation of how these new offers align with the values and promises made to early VIP members like us.

- Locked into a contract with a limited design center and few options.
- They bring extra charges for basics and won't refund deposits if unhappy.
Do not build with Del Webb! They will lock you into a contract for a house.
Then comes the design center, with a ridiculously small number of options. There is absolutely no customizing anything and for the price point, you would think there are at least some good options. Then nickel-and-dime you to death. Oh, you want the tiles staggered?
That's extra. Things that are common sense cost extra.
If you aren't happy with the options, service or being charged for every little thing to make the cost go up another 50%, they will not work with you or give you back your deposit. Save yourself the time and frustration!

1.5 Years & Brokenhearted

Our experience here has been awful. The workmanship on our home is shotty, especially given the premium price we paid.
The hidden common areas behind our neighborhood homes are an atrocity (see pic). Weve been here 1.5 years & still the amenity center is not open. Pulte hides behind the Del Webb name. Dont be bait & swapped like us.

- The HOA has failed to maintain landscaping.
- Work orders are on hold and not being honored.
- The hold was started by the HOA and Property Manager.
We have some huge problems here in our community, some related to past hurricane damage and others which couldn't have been foreseen. However, our HOA's failure to maintain the landscaping, honor work orders, and to provide transparency to residents are severely harming the Del Webb brand.
Recently all routine work orders have been placed on "hold"...submissions which were filed months ago.
I've spoken to our present landscape contractor who informed me that the "hold" was initiated by the HOA and Property Manager. I'll gladly send photos if desired.

- Joists cut loose and pushed aside in basement storage.
My in-laws bought a del Webb home in Corcoran and the house has horrible workmanship, all interior walls are 24" on center so the walls feel soft. Only one air return installed on the main floor. These photos are in the storage room in the basement, not sure how this passed building code by cutting the joist loose and pushing it out of the way...

- Appliances fail often; three failed in three years.
- Clubhouse space is scarce and fought over.
- Management ignores hierarchy; residents handle setup.
House is constantly having issues with appliances. The house was built new, and in three years, three appliances have gone out.
Clubhouse is nothing but fighting over space with other residents. Management doesn't follow their own hierarchy. Clubs have been bumped for other clubs, even though management says it is first come, first served. Lifestyles have been bumped for clubs.
It is a constant fight for space. Waterfall and jacuzzi are being repaired constantly. The clubhouse is not sufficient for residents. Pulte keeps adding more land and more housing and residents to existing amenities.
All clubs and interest groups are 100% on the residents. All setup, cleanup, scheduling, organizing, and supplies are on the residents. It was not sold to us this way. If you participated in any group long enough, it will be expected and demanded that the homeowner decorate for an event, take over setting up, and organizing participants for card games.
It isn't scan your card and go to the event.
The only seamless things at the clubhouse are lifestyles, which are paid events like tribute bands. Everything else is a fight over resources.

No clarification regarding the room booking prioritization system was given when we purchase in DW or were oriented.
This should have been done at orientation at a minimum, but in reality before one purchases a DW home.
As it stands, there seems to be a significant lack of clarity when it comes to how room usage is prioritized, leading to confusion and frustration among residents. In some instances, when these issues are raised by residents, Ive observed that management lacks a clear response and ability to resolve conflict.
To help prevent this from happening and improve the experience for everyone involved, I would like to propose the following changes:
Orientation Requirement: No one should receive their DELL Web card until they have attended a mandatory orientation session that covers the prioritization system ..

5- interest groups.
3,4, and 5 are residents 1,2 is Pultee. So

Sales agent lied

Promised all kinds of upgraded items that were in the model home. Said we could get at the design center but had to sign contract by end of the month for the 40% off at design center even appliances!
Went there none of what he said was available - this is why we chose this home the only reason.
Took our 15k deposit and won't return it because went to contingency - didn't have appointment with design center for 3 weeks after signing contract didn't know about the lies until then! We believed someone and got bamboozled.

Pressured to take possession of poor quality home

Del Webb is constantly pressuring home owners to rate them a 10. It's sickening to me that they pressure elderly folks.
My kitchen cupboard was falling off the wall. I was told.. it's just the caulk separating until I said I'll just sue when it falls and kills me, then they authorized a repair. Contractor they sent said it wasn't attached to the wall studs.
They also reversed the drain lines for my furnace and it stopped working. Luckily the repairman was able to fix it. My living room ceiling looks like a little kid hung my drywall, super uneven.
I could go on and on here. PLEASE read and listen to the bad reviews, they're true!

They were only really willing to help with one issue and sent someone to assess and give an estimate, but really quick to say they would not pay for it.
They suck
- I got a street parking ticket at 7 pm.
- The street has a no overnight parking rule, but the ticket was issued before 10 pm.
Visiting my mom and I got a parking citation for parking in the street at 7 pm. Like bruh calm down. The rule is no overnight parking on the street which is fine, but dont give me a ticket before 10 pm like what???

Noise. Trash. .Nails in the garage
Workmen leaving nails in my garage. Two workers claiming to be affiliated with sun city offered to do yard clean up.
They left a dozen or so of nails in my garage and under my car tires.

Went to look at a house for sale and it was filthy. Sloppy construction.
Electrical not approved. Not enough cold air returns.

The doors were not offered by the sales person, And the house was too far along to modify. Im still pissed.

I bought a home from DelWebb over 55 Community in April. The house was a move in ready, but it was not move in ready.
We had rodents still do dishwasher is having to be replaced. Front door is having to be fixed. The entire house needs to be repainted. The garage has still not been completed.
The pavers are a mess and I have pictures to prove it all, there is a lot more but my advice to anybody that wants to buy a home is do not go to DelWebb community. The old saying buyer beware. I’ve been here six months and it’s still not done. I ended up in hospital and they think the rodents may have been part of the problem which caused an infection Warranty Dept are crap the company lies.
You can’t get in touch with Ryan Marshall who is the CEO he doesn’t want to belittle himself. I’m not the only one in this community that is having problems.
There are a lot of us, but I’m the only one that’s writing about it. The HOA shame on me, I just should’ve known Better.
