Visiting my mom and I got a parking citation for parking in the street at 7 pm. Like bruh calm down. The rule is no overnight parking on the street which is fine, but dont give me a ticket before 10 pm like what???

I bought a home from DelWebb over 55 Community in April. The house was a move in ready, but it was not move in ready.

We had rodents still do dishwasher is having to be replaced. Front door is having to be fixed. The entire house needs to be repainted. The garage has still not been completed.

The pavers are a mess and I have pictures to prove it all, there is a lot more but my advice to anybody that wants to buy a home is do not go to DelWebb community. The old saying buyer beware. I’ve been here six months and it’s still not done. I ended up in hospital and they think the rodents may have been part of the problem which caused an infection Warranty Dept are crap the company lies.

You can’t get in touch with Ryan Marshall who is the CEO he doesn’t want to belittle himself. I’m not the only one in this community that is having problems.

There are a lot of us, but I’m the only one that’s writing about it. The HOA shame on me, I just should’ve known Better.

Workmen leaving nails in my garage. Two workers claiming to be affiliated with sun city offered to do yard clean up.

They left a dozen or so of nails in my garage and under my car tires.

Went to look at a house for sale and it was filthy. Sloppy construction.

Electrical not approved. Not enough cold air returns.

Yes, but stupid me because I bought one and guess what it was filthy. It was sold as a move in ready.

There was nothing ready about the house six months later there’s still nothing ready about the house. I never thought that retirement age I would be facing such a mess. The stress levels are intolerable and to top it all I am immunocompromised, which makes it even more difficult to have any indoor work done.

However, had the house been move in ready? I wouldn’t have needed to.

Del Webb customer services was fine, its just the person helping us, was of no help.

The doors were not offered by the sales person, And the house was too far along to modify. Im still pissed.

We picked our granite from a sample at design. No sample picture of what it could be was given to us.

What was installed is with it tolerance of the sample shown.

we should have done our research. It is not even close to the sample.

The final granite installed is beautiful; more interesting than the sample. Granite patterns are fluid, asymmetrical, and have varying sized patterns.

That is simply the nature of granite, a material which originates from a time when magma was formed in the earth’s crust. There’s no way to anticipate that a small square could accurately represent a large countertop size.

We picked a granite counter top for our kitchen from a 18x18 in sample. We were not shown any other pictures of what it could look like.

Once installed it is not even close to the granite we thought we were given. We were told that the installed granite was within tolerance of the sample shown to us and we should have done a better job researching it!

Board of directors and ARC denials

We moved into this community of Cypress Falls in 2020 because we left New York state to retire and live happily in our retirement years here in North Port Florida. Unfortunatly hurricane Ian took place and left the community in need of repairs which has left us residents paying a large amount of money on trees that the board decided that should be full grown costing a lot more.

We knew that living in a HOA community came with rules but when a committee that consists of incompetent volunteers on an ARC team deny requests that are to improve your existing house. I wanted to put slider windows on the one side of my covered lanai to protect my outdoor furniture from the rain all they could say that the aesthetics were not uniformity in compliance with the community. We sent them names and addresses of other homes here that have the same windows we want to put in.We are dealing with very reputable company Precision Aluminum and Remodel that have done several other HOA communitys the same way with no objection from the board or arc committees. We have spent alot of money on upgrades for this house.

We feel it is one of the best looking aesthetically correct houses here. We are being discriminated for no reason other than jealousey. Alot of currant residents are so angry about the way the approvals are being handled that they are putting the house up for sale. Also the Access Manager is very rude and under knowledgeable on all aspects of her job.

I hope that it doesn't leave us with having to move from this community. Any and all help you can give us will be greatly appreciated. Yours truly Mr.

HOA Board members are mostly those people not able to do any work, low IQ, and stupid ideots, and like bullying residents because they have been bullied elsewhere due to their incompentency.

I am utterly disgusted with their billing process. I signed up for auto pay for our very high HOA fees.

The payment was to come out of my bank account. I had to also give a credit card. During the year, I had to get a new card 4 times, because a stalker of a neighbor, a true psychopath, has hacked into my Wi-Fi and made my life a living *** Well, I keep getting notices that my account is past due! Customer service specializes in bullying tactics.This has astonished me.

I have lived in 6 states, and Del Webb wins the nastiness award. Have returned from a trip and, yes, another late fee.

Last time they made me pay thousands on my credit card and I had to pay the credit card fee. No, don’t recommend.

Discrimation and civil rights

im was born disabled. i m trying to get my house built in plain-fled Indiana for me.

pultue homes refused. the salesman steve moon knew i was disabled. he said the bigger model home would be better i have 6 wittness . he had the model plans and asked what need to be changed then we showed him no problem then took us to the biggest lot.

we said we buy it. i gave him to checks in November second dec 3rd. 2022. they said it was a spec home and can not change the design, i called the town of Plainfield and they said it does not matter they just need permits to built a home.

the home was supposed to be started on dec 4 but they did not start it two weeks ago. josh jis boss said we should tell you 60 days ago .

i did and others, according to the state housing every builder signs a contract that they must follow the ada act. then josh emailed to day they are building two new ones in two different towns and I could pick it out then they could do it, i said no because the home will not be done until dec 2023 my family lives close to this one.

Del Webb is decent - Ive lived in a large FL Del Webb community for 3 years. Im very social, talk to everyone and literally hundreds of my neighbors agree - Del Webb is pretty decent to great.

Quality is good, pricing is very competitive and they build a solid, well designed home. Yes, some experienced building delays by months especially during Covid supply chain issues. A great building experience ANYWHERE is pretty rare. All considered were so glad we live in a fun, active Del Webb community!

Ps the neighbors two doors down moved from Del Webb Solara to our Del Webb.

Thats another positive example. Del Webb is a solid choice.

I purchaed the land in noember . In plainfield del web and then give them another check in dec.

They have not started my house until 4 weeks ago promised in april . The house was supposed to be for disabled person they refused to add things i need or change things i drove by the house it will not be done un april they are building spec homes instead working on mine.

Now my realtor found out not until july they want spec homes first. My old house has offfers but ca not take them until july

Considering the thousands of homes which have been built in Pulte/Del Webb communities the number of complaints is small. Also, consider that people who are unhappy write reviews and for the most part those are happy just enjoy their home.

We have been in Del Webb Ocala Florida communities for 13 years. Not everything is perfect but on the whole we are very happy. This community is still under construction with about 2,600 homes built and another 1200-=1400 still to be built. We think the amenities are great.

We don't use all of them but between softball, golf and poker I am very happy. Another thing that is great is that the HOA dues are very reasonable. The dues have only gone up about $ 38 per month in the 13 years we have been here. There are plenty of other activities for those with different tastes.

My wife enjoys pottery, card rooms etc. We are not much for swimming but we have two pools, a cafe in the clubhouse etc.

If you expect everything to be perfect and if you find a way to complain about something then you will be dissatisfied. But, if you are reasonable you will be very happy.I

Suggestions for future active adult communities for people over 55

Dear Del Webb: You build very nice communities, but they are not very user-friendly to older adults. Can you please include some of the following options in your next community:

1.

Walk in bathtubs -- lose the regular tubs, they are death traps even with grab bars

2. Pull down cabinet shelves in kitchen -- like the ones used for handicapped -- old people shrink and can't reach higher cabinets, and step stools are deadly

3. Wiring in every room for "HELP" buttons

4. Larger pantries located away from hot garages and outside walls -- everything melts in hotter climates

5.

Solar panels or solar shingles on roofs

6. Built in sunscreens on decks/patios

7. Built in security over windows and doors -- like roladen, lockable

8. Make the showers larger, flat with fold-down chairs and grab bars.

No more corner seats and slippery floors.

9. Build in heated/cooled storage room -- people have Xmas items that will melt in an outdoor storage shed

10. Build in an area for a stand-up freezer in the laundry room with more storage

11. Don't EVER use a sitting cosmetic area in the masterbath -- just put in regular storage cabinets, or better yet add some tall storage units.

This is a huge waste of space!

12. Make a spot for a safe/vault in the master closet or garage

13. Offer heavy steal screen doors for front, side, sliding doors

14. Put in higher toilets -- old people have knee problems and can't sit on the floor and get up by themselves

Please implement the changes.

I'd love to live in one of your communities without spending $200K to upgrade my house after moving in.

AC failure

My home was completed in 11/19. The air conditioner failed because of a bad solder joint and lost the refrigerant.

Del Webb wont even listen to the circumstances its past the two year warranty so Im suppose to take a hike. Folks not a caring or very good company and there warranty is very poor.
