Dell Webb Carter's Mill in Haymarket, Virginia is a very pretty centerpiece intentionally landscaped to glaze your eyes so you will not notice all the unpleasant problems you will be stuck with once it's too late. First, George is rude, disrespectful, and lies like a rug. He does not return phone calls. He has no work ethic and does not care and also does not care if he offends someone. If you complain, he will just flash that smile at you and continue unchanged. This is the type of employee Dell Webb's CEO wants and expects. Just look at all the other Dell Webb Community Complaints from all over the United States of America. Second, wake up people! Dell Webb is greedy with no thought nor care for your safety, nor wellbeing. They only care about making a profit. The houses are fire traps! Dell Webb has them crammed together on these tiny little lots. If one person's house catches fire, the other houses burn down also! Also, you look out your bedroom window, and you can see clearly in the next door neighbors bedroom. So close that I do not doubt that if I reach out the window and the neighbor reached out her/his window, I could easily pass a cup of sugar to them without spilling it! If you burn down, you burn down. What do they care, they made their money. Third, they intentionally place the fireplace in the wall between the living room and the Master Bedroom closet! That is criminally irresponsible! Fire places should always be placed on outside walls. I am quite curious as to why the Fire Marshall in Prince William County allows this. But then, if you burn down, you burn down. What do they care, they made their money! Fourth, In the age of COVID-19, because of the houses crammed together, the Community Center which will be too small to fit over 800 to well over 1000 people, Dell Webb Carter's Mill is a petrie dish of death. If you drop dead from COVID-19, you drop dead from COVID-19. What do they care, they made their money. Also, if the Community Center is dangerously and illegally overcrowded and the Community Center has to be evacuated, people will be crushed to death or unable to escape. Fifth, yes it is a major plus not to have backbreaking yard work to do, BUT NOT when there is no privacy nor personal space. Your privacy and personal space is everybody else's privacy and personal space! You forfeit all rights. Anyone can come onto your minuscule piece of land and do whatever they want, and you have no say. Sixth, seriously reconsider moving to a 55+ Community because you forfeit all your civil rights you used to have when you did not live in a planned community. They now control your right to political beliefs. Whereas you may have placed a campaign ad in your front yard, the Dell Webb Management now makes the decision of whose signs can be posted according to their own political beliefs. Before I entered this review, I saw such a complaint about another Dell Webb community. Apparently Dell Webb Management supports the other party and confiscated the owners sign for their party. If you want to invite a few friends over to help plan your party's upcoming election, you have to make sure it's Dell Webb's party affiliation, or you will not be allowed to have your few friends over for planning. Also, management has the say over what you can do on your property. You will have to get permission to plant flowers or have plants that you buy from the Farmer's Market in your yard or front porch. Seventh, Dell Webb really believes its slick, and in reality, they are. They are price gouging the life out of the consumer. They are charging $599,000 + for what?! A small house on a tiny piece of lot with all the above problems (with many more problems not listed yet), with a rinky *** paltry $7,000 off! I can go down the street and buy a nicely renovated house that was just listed for $600,000 that has 7 bedrooms, 8 bathrooms, 1.5 acre lot, nice kitchen, wood floors, pool, and much, much more. The Dell Webb Carter's Mill homes are really only worth between $250,000 and $400,000 because of what you will be giving up and what little Dell Webb is offering, which is very little.
